A developer is hoping to turn an area of land off the A11 into a business park.

Jaynic has snapped up an option agreement on a 279-acre site at Barton Mills near Mildenhall which it believes offers “significant potential” for future commercial development.

It has entered into a land promotion agreement on the Cambridge-Norwich A11 Tech Corridor and says while it is not yet allocated as a business site in the draft local plan, it is hoping it will be.

“This significant employment opportunity would provide a safe new entrance to Barton Mills via a new junction on the A11, bringing with it the opportunity to incorporate the A11-Newmarket Road crossroads at Herringswell Road and closure of the A11 access from Newmarket Road at Tuddenham Road – both of which have poor highway safety records,” it said. “Pedestrian/cycleway connectivity would be improved, and sustainable links created via new and existing routes.”

Jaynic director Andrew Anderson said it hoped to achieve a local plan allocation in due course for “a significant new business park along this strategic corridor, together with key highway safety improvements, both of which will provide local and district-wide benefits”.

“The site has not been allocated in the draft local plan but was identified in a recent evidence-based document as a potential opportunity to grow the district’s existing commercial sites.”

The developer – which has offices in Bury St Edmunds – said it is looking forward to working with West Suffolk Council, the local community and businesses “to promote the very real economic development and highway benefits that would come from such a development”.

Jaynic has been involved in developing a number of key commercial sites in the region, including Suffolk Park, Bury St Edmunds, where it has developed 1.3 million sq ft of warehouse and business space to date with another 283,000sq ft unit under construction, and Mid-Suffolk Council’s Gateway 14 site at Stowmarket where 2.36 million sq ft of business and logistics units are being developed.
